Hi Wang. I'd lean towards replacing as well. My biggest concern would be the possible damage you can't see and if you only have 3 years of life on it, you'll conceivably be back in this spot again very soon. I have a client that has rentals in Savannah, and I can ask him for roofer referrals if you want.

Hey Ruben. What is your definition of "large" in terms of number of units?

As for a market, I'd suggest first considering markets where you already travel to and/or have family/friends that live there. Just my opinion, but happy to answer any other questions.

Hey Philip. DSCR loans are only for long term holds. Loans for flips are usually 12 months in length and only require you to pay interest each month. And some lenders will let you pay the interest by drawing down on the loan.

As long as you feel you can cover large capex, there's not much need to keep much cash in the account, though I would keep the SD in there, so it looks like you're not co-mingling funds.
