Hey @Steven Catudal! Investing with a partner, I would definitely look into start an LLC. I would also reach out to real-estate friendly lawyers to help you draft the necessary documents to form an LLC and to talk through the pros/cons for various decision.

Also, I'm curious why you decided to invest in BHAM. Do you know anyone that lives there, or did you go to college there?

And do you have experience with Section 8 tenants in other markets?

And have you tried to work with Premier Bank by any chance? I have no affiliation (or ever heard of them until today) but they are HQ'd in YT and appear to be investment real estate friendly based on their filings.

If you're buying for $30k, I would assume you're doing Section 8 rentals. Is that correct?

Hey @Vinny Muli! Welcome to the BP Community and most folks I know that are in your same situation with properties in 1 or more LLCs end up refinancing those properties into DSCR loans (instead of HELOCs) to extract the cash they need for their next acquisitions.

Hey @Saint Kyle. I know a nearly identical investor in KC and he has the same issues. He usually buys under $30k, puts $100k in the rehab, and then they appraise for at least $175k.

I assume you're contacting HMLs vs banks/credit unions in the area, is that right?

Hey @Nikol Catino. Have you talked to any CDFIs in Florida, the First Step Alliance Credit Union, or looked at CNote? Some of them will have programs for formerly incarcerated people like yourself. I don't have any affiliation with any of the above, but I'm happy to answer any of your questions.
