I use SNMC for one of my current loans. They are pretty good. They offered good terms on a refinance I was going to do as well. For personal reasons I did not do it.

Question related to this; can homes with pools command more rent? Insurance premiums may go up as well.

Some things will depend on your criteria, others are hard rules for REI in general. For non-turnkey I would imagine you'd want at minimum a video walk through with a person you trust of any property you want to put an offer on. Define your criteria very specifically. Align yourself with a wholesaler who knows your criteria. Also, some people will mention foregoing a realtor, but if you do not have the time to understand the market, stick with someone who does. A good example is 38111 in Memphis. I drove through this neighborhood with @Alex Craig, and I still could not tell you which streets to avoid because they are blended so closely together. Start calling references for everyone you have dealt with out there as well.

Jason Lovelace has worked really well for me. He takes great care with his inspections, takes time to talk through his findings with you and he is flexible if you need to him to return to the property to check on repairs. He is usually pretty booked, so there may be a lead time. I can PM you his contact info if you like.
