The BP app works sporadically and often times crashes. 

I am gonna tag @Joshua Dorkin 

 and @Brandon Turner on this post. 

Joshua and Brandon now that we have the new BP site (Thank You). When are we planning on updating the BP app? Do you guys plan on revamping the mobile app to keep up with the new site. The mobile site has a lot of potential for improvement. Just wanted to see if you guys had any thoughts on the BP app as I feel it would be beneficial to the community. Thanks in advance.

I typically never rent without security deposit and full first months rent no matter what the story. You are running a business and ideally want to minimize/eliminate stress..Tenant screening is extremely crucial so make sure you take everything into consideration.

 I drive every week or every other week. Usually, whenever I drive by I usually take different routes and streets just to see what other properties have been listed for sale/check out new construction/flips etc going in the neighborhood.

It's pretty cut and dry as you said always good networking benefits. However, you would really benefit by networking with investors in forums such as the ones listed below

@Don Chambers great post

Lots of good points made by the members of BP community and provides a great learning opportunity for newbie and experienced investors. I am not addressing specific questions in the post but providing some insight based on my experience.

In my personal experience I buy properties under my LLC, loan is under the name of the LLC. For my first property I got multiple confirmations (I wanted to be 100% certain) from my banks that this will not be reported on my personal credit because it is under the name of the LLC. I wanted to avoid the problem you are currently facing. I am happy to report that this and other properties done via LLC the same way don't show up on my personal credit report. However, there are a few drawbacks

1. Finding the right bank who will provide mortgage under an LLC vs personal name. Typically small credit unions, local banks where you have an existing business relationship etc offer but it could be hit or miss

2. Interest rates are higher for these small business loans/commercial loans

3. Higher rates will reduce your cash flow.

4. Lot more work and accounting dealing with multiple LLC etc

Anyways great post. I personally learned a lot from your post and the insight of other BP members. BTW what kind of rates are you getting from the local banks for the blanket loans?

Below are my thoughts:

1. How do you find them?

1. Network with local investors, flippers and ask for reliable handyman, contractors, electrician, plumbers etc they use on their jobs.  Speak to a few investors and create a list of these potential candidates. 

2. How do you evaluate them? What do you look for?

2. Based on several factors such as recommendations from fellow investors, reviews online (if any), speaking with them. I look for honesty, communication, quality of work. I would never go for the cheapest. I would go for someone who does the job right the first time around.

Hi @Joel Craig 

Thanks for the information. I have my MF in 04W and can rent it out very easily last one I was able to rent out in a couple hours of placing an ad because of the location and its proximity to Beltline. My other SFR is by Grant Park/Peoplestown area and have no problem renting that either. The areas that I look for investing is 04W, Inman Park, Grant Park, Edgewood, Kirkwood, Reynoldstown, Cabbagetown, East Atlanta Village.

However, it is very difficult to get a good deal in those areas especially 04W. I have placed several full price offers in the above areas pretty much within a day of the properties being listed and have not been able to get a house under contract cuz I get out bid by full cash offer over the asking price.

Also @Paul Timmins suggestion for PM is a good one. Go to IREM.org and look for certified property managers especially in the area you are looking to buy a property. Speak to a couple of them and also speak to the investors whose properties are being actively managed by these property managers.

On a side note what areas in Atlanta are you currently looking at? I noticed that you suggested that you were a producer. Lately, I have had a lot of tenants who have been associated with video/movie production. Several of my investor friends also mentioned they get tenants who are active in film industry here. In your experience what part of Atlanta have you seen the greatest concentration of professionals from the Film industry is it Gwinnett http://atlanta.curbed.com/archives/2014/06/12/visu... or ITP and is there a RE need that movie professionals are looking for such as rent room by the bed/ commercial space etc..just curious to see if you have noticed some trends.
