Hey everybody, my sister is currently looking for a place in Torrence, to live and invest in.
I don't know the area, but have had family there for awhile, but most of the places she sends me details on wouldn't seem to be a profitable place to own cashflow wise(how I am mainly looking at it).
Is this area more of an appreciation area right now, or are the properties she is finding just not the right ones?

My mortgage company isn't requiring it, but for some reason the title company(Waco Title) wants to require it for the closing as well. They are discussing a little bit, and will hopefully work it out, but I figured asking here would help me understand it too.
@Sylvia B. Yes I am taking out the loan title in my name only, I'm hoping in the future to be able to have my wife have loans in her name in the future, so I didn't want to have her on them. It seems like it is complicated, but I can see why they would have it for the title company.
@Gena Kirkwood Waco Title. I am planning on putting it into an LLC at some point, but I think this is my first property the mortgage company didn't want to put it directly into that from the beginning, but do a quitclaim anytime after closing was done in my name.

My name is Alan, and I'm a missionary in Yokohama, Japan, moved here from Hawaii. Looking forward to getting to know everybody, and learn as much as I can about real estate. Buying my first property in Missouri right now, and will likely be buying in places I haven't seen before since I am a world away.
My wife currently works, but hoping to eventually replace her income with real estate. Looking forward to it all!

Hello everybody! Let me preface my fun complicated times, I currently live in Japan(ex-pat), and trying to purchase an investment property in Springfield, Missouri.
Getting things notarized for America isn't the simplest or cheapest(If I notarized closing documents here it costs $500+).
Currently the title company that my mortgage officer is going with is requiring my wife(Japanese) to sign a Marital Interest Waiver, if my understanding is correct giving up her right to the property.
Herein lies my question, is this actually required by law, and if it is, does Missouri recognize e-notaries?
