Cozy has been acquired by apartments.com, and will not let me sign up for cozy, and the functions seem limited. Currently, I am looking at Hemlame for local, I tried to use them for an out-of-state investment property, but the cost with an agent would end up far greater than a full-service property manager.
The dream option would combine all accounting, bill pay, rent collection, provide eviction services, and maintenance coordination outside of normal hours. Some help with leasing would be great!
Hi Paul, just curious on if you found a software that works well and you recommend !?

Just starting out and wanted to get some feedback on these property management softwares, and if anyone recommends one over the other!
I've been leaning towards TenantCloud, but they all 'seem' to be more or less very similar through my research. Would love any feedback!

Wanted to bring this thread back up! Doing research on which software to use and I'm split between these two!

Hey Mike, just wanted to bring this back up cause i'm thinking about signing up for tenantcloud and wanted to know your experience with it?

I just replied to another thread too, but I have been using TenantCloud for over a year and find it very easy to use as a landlord and for my tenants. I like it better than Cozy, and when I switched, my tenants told me they found it easier than Cozy as well.
- Applications
- Screening
- Rent & Security Collection
- Online Signatures
- Auto pay
- Maintenance Managent
- Accounting
- Desktop & App
To name a few of the features.
Hi Sara, just bringing this back up because I'm looking at picking a software to go with! Do you recommend TenantCloud?
Thanks!

@Alexander Canha I used Cozy up until this year. They have since been purchased by Apartments.com, but several of my clients use them still. I thought the interface was perfect for investors who have a handful of properties. It had rent collection, a maintenance portal, and even a way to track expenses. Honestly, for most investors with a few units it is the best solution.
I have since graduated to Appfolio. My company manages 62 units internally and this was the next logical step. I would not recommend it for people who have less than 100 units as it is designed to make sense as you scale. I am finally getting used to it, but I also have a part time accountant/book keeper and also a full time VA that works for me. Without employees I would have been overwhelmed honestly.
You might also check into Buildium. I have heard that it is much more intuitive and user friendly for people with mid sized portfolios.
Thanks John! Yea, i've heard Cozy is a solid solution, especially for those starting out. I think i'll probably check them out. I'm just surprised they don't have an app?!

Hey BP, currently closing on my first property and was wondering what apps/software landlords are using in 2021 to manage properties, that they love and recommend. Free and paid app recommendations are both welcome!
