Post: Buying Fractured Condos?!

Quote from @Erik Checkur:

I actually just talked to my lender today about a fractured condo community I inquired about 2 weeks ago, seeing if the deal can get done. Now this lender prides himself on loans that other lenders won't take or can't do, and he finds a way to make them happen. He said these are too complicated for him to even try. With that being said, they're not impossible... If someone here is able to break down the process of how this is done I would love to hear how it goes.

Through my research, I also saw articles about people saying that financing can be difficult.

Hey BP,

I'm looking at a deal that consists of 15 'fractured' condominiums in a bigger complex of about 300 units total. It's a gated community and the 15 units are spread around different buildings in the complex. Does anyone have experience buying and owning 'fractured condominiums' where you own soley some of the units in a bigger complex? I've never dealt with them and was hoping for some opinions. Thanks!

Hi BP,

I have interest in beginning to raise private money. Would the best way to go about it be to start an LLC where all transactions operate under?

Hi BP,

I began putting together a packet to present to private money investors. I have the content but I've spent some time trying to make it visually appealing, however that has been a failure. I was wondering if anyone had one to share? Figured I'd ask here before I outsource.

Thanks!

@Mike Lambert Hi Mike and thank you for the reply!

We have a family home there that is just vacant and sitting there so we want to put it to use, however it does need an extensive remodel. You mentioned you'd only do a renovation project if you were there to supervise. Could you go more into the reasoning? I have some background in renovation projects but never one remote so I'd like to know your experience in Mexico.

Hi BP,

I'm looking for a recommendation for a GC in Mexico City!

Or if anyone has done a renovation internationally, how did you find your contractor and stay on top of the project?

Thanks!

Hey BP,

Just purchased my first property that has no fence or barrier in the backyard, on one side. I was looking to hire a surveyor to come map out the property line so I can build a fence! Little did I know it would cost upwards of $5k+... I was wondering if anyone in the BP community has had luck working out a property line with a neighbor or if anyone else had some ideas on a way to handle this? Thanks!

Hey Adam, I had the same question and stumbled on this post. How did you end up going about this? Did you add yourself as a contact?

After alot of research I went with TenantCloud. Been using it about a year and love it. Managing 35 single family homes and a 5 unit commercial building with ease.

 Hey Adam,

Just following up! How's TenantCloud been for you? Looking into using it myself.

Hi Adri,

I'm currently in trial periods for both Avail and TenantCloud, and am curious which you decided is a better solution for systematizing your property management functions.  I echo most of what you say about both systems, and agree that while I like Avails interface and user functionality, TenantCloud seems to have more detail and has more scalability at a lower price.

I have six units today, which fits Avail's model well, but have plans to acquire more properties and eventually make this a full time focus of mine.  This makes me think TenantCloud may be the better long-term choice for me between the two options.

Any additional thoughts after spending some additional time researching would be greatly appreciated.

Hey Derek, just wanted to see which platform you ended up going with?
