EB5 is around 500K-1M of investing in a certified project that benefits a state or a city

(from my understanding it's local projects like building a train station or similar etc...)

the returns are very poor, but this solution is like a subsidized "loan" from the government

and the only reward the country can give the investor is the appliance to a Green card.

after this it is measured within 2-5 years since the inception of this "investment" (i write with a quotation becasue the return can be as low as 1-2%)

it's literally an organized legit way to purchase a US green card.

@Nir Babajani look forward to speaking today hope you can be on the call as well....

I am retired military that managed to aquire my first rental property from a friend that had to perform a 365 day tour of duty to Korea. I assumed the VA loan to alleviate the financial burden of paying for two properties. The purchase has proven to be very lucrative for me and I have continued to make similar purchases. I am now looking for student rentals with one mile of major universities.

I am currently residing in the Cary North Carolina Area and looking to meet with and talk to like minded individuals. I look forward to collaborating with the Bigger Pocket Team.

@Derrick McCoy I'm no guru by any means but please ask away. Let me know how I can help you in your real estate ventures.

What sort of climate are you interested in? Will you be working after you arrive? Does any particular area of the nation seem intriguing?

I think @Mindy Jensen has provided you with some the best information. Never discuss how much money one has on open forum. I think this site is better to help serve you building relationships. There are so many good places to check out in the USA.I never thought about it till now. I am here in Charlotte but from NY . So there are so many states in the USA that I have never been to yet.  So take your time and think about building relationships first meeting as many folks here as possible. There will always be time down the road for real estate. @Mark Prochovs..

Thanks Mario.

@Mario Almeida really depends on what you are trying to accomplish? What are your goals? What the magic number your are trying to hit. Are these lower end deals and higher return on paper some times . Feel free to PM and more then happy to look over any deals. Side note I am no longer involved in Single family but have a good history of being involved.

I agree that cheap money is great, but it's more important to find the right deals. It's worth paying a little more of premium for readily available funds when you've got a great source of deals coming in.

@Troy Gandee tell me more about your group?

Post: Taking the first step, within an odd circumstance...please help!

@Cory Edmonds I like all the advice you have been given. I am also here in Charlotte but have and still deal with a lot of international folks. I will tell you this though. I am focusing on buying apartments but yet my main focus right now is focusing on building a relationship with a new potential partner. The real estate stuff will come after the fact. So strong relationships are very important. I used to be more involved in sales and turn key . I am no longer involved in anything like that. Yet feel free to pick my brain any time

Who are the best lenders to finance flips or short term hold properties in Charleston, SC. I'd like to get a traditional mortgage or a home style renovation loan but this property will have to be an investment (not a primary or second home).

Thank You

@Dan Randazzo let me know what you are trying to accomplish. Send me a private message and I might be able to help

I do have a flexible "day job" but a growing buy, rehab & hold portfolio of around 10 single family (some occasional turnover) with a target growth rate of 3 houses annually.

Family was/is heavy in real estate growing up and have personally owned properties since 1999 (bought first when in college).

Currently considering shifting focus to a small (12-36 door) multi unit property or possibly the right commercial out parcel.

I travel the South East for "day job" so focusing on South Carolina & North Carolina (but possibly GA or eastern TN if scorching deals).

Have some experience in wholesale and flip, but primarily focused on properties needing updating or major renovation to add to "hold" portfolio with a plan to shift to multifamily and commercial over the next 5 years.

@Brent Lee.  Ask away I been involved in the business for year. I no longer buy or sell well single family. Yet I was in the turn key business for a long time. Also @Troy Gandee good guy to know if you are heading to Charleston .

I like all the markets you mention and know folks who sell in each of the above markets.

So like I said ask away and hopefully I can help answer any question you have

I have experience in multiple renovations (not mine unfortunately) that I have done with a buddy of mine. If anyone has any questions for me regarding electrical I can happily answer them for you along with most renovation questions.
Thanks and looking forward to gaining a wealth of knowledge from the site.

@Mario Almeida I am also from NY but years ago I left. Please ask away any questions , comments , concerns you have. I was big into buying and selling here years ago. No real interest currently as I think prices are getting to high. Like I said feel free to pick my brain If I don't know the answer. I am sure I can find some one local who can.
