I am very familiar with the laws for wholesalers in ohio and there very strict and the best advice I can give is study terms and words you can and cannot say things like I have a house for sale or anything referring to the house sale it self . Also watch your back the wholesale game is very very very very cut throat some wholesalers turn other wholesalers in sucks I know best advice I can say is build your network of cash buyers and send to them directly don’t blast things out would be my advice but some deals you have to blast out . Hope this helps but just remember be careful

Hey John

I am far from a expert but what I do know is right now housing prices are back at all time highs good for sellers bad for buyers if that makes sense . I hear this from a lot of well established people in real estate daily . My advice is get a GREAT DEAL not a good deal on a property something way under value someone needing money maybe off market vs Mls list . I hope this at least helps you some what I'm sure the experts can add more better value or insight .

Take care

I am not new to the real estate community just have been BSing to long and love real estate to much to not give it my all and see what happens just looking for advice on a few things from some pros.

When your newer what's best ways to learn your rehab cost ?

Best ways to get a lead ? I here mailers are only okay and cost a lot ?

What's the best ways to get a good buyers list going I have some buyers but I would like a lot more to get the ball rolling ?

I have a lot more questions but those are my tops I am going to keep researching other questions my self .
