 Hey Jeff thanks for the advice I didn't think of that because I was brought into this deal with another person who was having trouble selling the property but I think you're right maybe we can get someone to come out he has one proposal already for about 6K worth of work but I have not seen a written estimate yet I am going to follow up with him to see if he can forward me over that information . Here is s picture if that helps the property is for sale a very good price comps in area are between 35-45 k has is up for 14,500 and only needing small updating and paint other then foundation

hello everyone I have my first JV deal on the table and I am trying to get rid of it here in Cincinnati Ohio I am wondering if yard signs are a good way to go the white and black ones in right on yourself are what if some of you all done to get rid of your first one get your name out there . I have sent it around to the buyers I have most of them don't like the side of town it is on the house it self just needs updating but I am having trouble trying to figure out the Best way to get more investors and get more people to send deals to would most of your recommend flyers ? Internet ? Handyman special signs up around town ? I always wondered did those work ?

Rental income opportunity for prospective landlords. All systems in working condition (gas furnace, central air, public water/sewer). Will not take much work to make rent ready other than cleaning, patch/paint, tear up carpet/linoleum, scuff/urethane wood floors, add glass block basement windows, spruce up kitchen/bath.Also has a nice size backyard and some of it is fenced in for people with pets. 

 $14,500 + closing costs gets the deal.

House will one day need foundation work in rear corner before you could get full market value for the property. But a little updating you could easily have it rented for under 5 k .

Comps up for sale for $35,000 - $45,000

Thanks everyone for the advice . I agree . I wanted to get everyones opinions on foundations i havent had much dealings with them but being around houses this is one of the worst i have seen . Im sorry the pictures came out side ways please tell me your thoughts, on repair.

@Micki M.  for your advice and  I agree with you 100% regarding the commission I understand we are new to learning each other but I just feel that we have to trust each other to some degree in order to make the business relationship work starting so I will  see what he wants to do and maybe I will do like you said and make my own contract with him pending on the outcome of the sale thank you any of the advice please let me know

hello my fellow bigger pocket colleagues I am writing this form today with the question regarding joint venture deals in the whole selling market .  I know someone with the property a sign under contract and I am responsible for finding a buyer if I find a buyer we will split commission fees .  We are not very familiar with each other so I think our trust levels aren't as high as they should be my question today is I am trying to understand what the commission fees are and he doesn't seem to want to openly discuss what the commission fees are anyone have any advice about how to let him know that I'm not going to go behind his back to try and find a buyer  but if I don't know the fees it makes it hard to be a motivated person to find a motivated buyer does anyone have any ideas are any ideas  regarding this .  Also if the home is known to have foundation issues how would you go about expressing this to your buyers would you write a contract before someone purchased it regarding that or would you just simply tell them the houses have a foundation issues that's why the price is significantly lower .
