Good morning BP, my wife and I have been looking to buy a fixer upper for our new primary residence in San Diego. Its been six months (on the MLS) and as anyone who lives here knows, its crazy. I thought maybe finding a good wholesaler would help out a bit. Thank you

There are a number of different strategies to take but that would be based on your goals and resources. Are you flipping? buy and hold? Lay out a concrete plan and dig into this sites forums articles podcasts etc. There is literally no question that ive ever had that has gone unanswered. Good luck.

My partner and I both use HELOCS that we got from credit unions for our fix and flip

It is my understanding flipping houses is taxed at ordinary income. If the house is held for one year then it is taxed lower. Is this true, and if so, would it make sense for my partner and I to flip the property, rent it out for a year, then sell? we are flipping though an LLC and this is assuming we don't need quick cash.
