I'm sure the agent is going to make sure they get paid.  Maybe you should ask the agent how they normally handle these types of deals, what their percentage is and when they get paid.

Post: Driving for dollars and found back taxes owed

So I'm out driving for dollars and writting down addresses to look up later.  While doing my research to find owners and what not, I find a property that hasn't had its taxes paid for the past 5 years.  The total owed is just over $8k which I know isn't much but it could be quite a lot to the property owner.  

My questions are these:

1. What other research do I need to do to find the other information I need to see what I can do to help this owner?

2. How do I approach the owner? A direct face to face, send a letter explaining the situation and how I could help or some other method to get the conversation going?

3. I know at this point there will be a ton of different ways things can go.  The owner could tell me to get lost. They could be willing to sell their house.  Maybe they want to go down with the ship.  Who knows. Can you tell me of some of the possible outcomes and how to deal with them.

I have heard on several podcasts about investors buying a property for basically the taxes that are owed.  How does this work?  I look forward to the variety of answers I'm sure I'll get.  Thank you and please feel free to contact me and I can give more specifics.

All of the other stuff can be found through background checks. You have to purchase them but they will tell you rent and criminal history.

Thank you. I did exactly what you suggested and found the address for one of the owners.  I sent out a new yellow letter and now just awaiting a reply..

Another came back with the same address I had.  If the letter is being returned, could that mean the property is simply abandoned?   If that's the case, how do I aquire this property?

I am trying to locate the owners of a few properties I've sent yellow letters to.  I had these letters returned with no forwarding address available.  What is the next step to find these owners?  I'm aware of the many different skip tracing companies that can find the information I'm looking for but I'm one of those people that likes to know how things work.  I'm sure eventually I will outsource this task, when my investing career in much further along.  But for now I would like to learn how to do my own tracing.  I'm sure there are times when I won't need or want a full report from these companies and only need a few pieces of information.  I would like to learn how to fund all the credit reports, criminal records, rental history, etc.  As a for instance, I have a friend who I know has a criminal past. Ive know him for years and he is a good person, mostly.  I wouldn't necessarily need to know his rental history because I know where he's been living the past 4 years.  But some of the other info might be helpful.  

Where can I get a copy of his credit report?  For free?

Is there a free way to find out about his criminal past without manually going to every county in the US and searching his name?


And on a similar note, what all is contained in a skip trace report?

I have listened to many of the podcasts and a lot of the investors say that they get no`s from banks about their loan. The investors continue to call different bank until they find the one that will give them the loan they need. Different banks equals different loan officers means different thing can be done. But the are chain banks that also have a different loan officer at each branch. Im sure some officers are more skilled than others even though they technically have the same job.

So my question is, do you call completely different banks/ credit unions or do you call different branches of the same bank chain?

Hello, my name is Alex and I live in Tucson, AZ. I'm new to real estate in the sense that I haven't done any deals yet. I have been reading, listening to podcasts, trying to figure out where I need to start. I am currently looking to purchase a quadplex to house hack as my first deal. Eventually I would like to own a combination of SFR and multifamily properties. I would also like to get into flipping. My ideal situation would be to purchase a property, rehab it, and either sell it or keep it as a buy and hold rental. I figure this is a great plan. If I can't sell it, I can still make a profit from a rental. This is my gaol and I've made a 5 year plan to reach that goal.

This is where I need help and can provide help. Let me be your "boots on the ground" in Tucson. I have a lot of free time and not a lot of money. I'm a quick learner, friendly, polite and overall a very nice guy. Don't get me wrong, I can be a bit of an *** as well. But who isnt? But I digress. I dont know what I'm doing and need some direction. Tell me what it is you need me to do for you, how you want things done and I will do my best to accomplish everything in a timely manner.
