@Ryan Daigle great question!
The approach I feel more attainable given my current resources and knowledge is deal analysis. Actually, anything that does not require huge capital. I know my post is vague, I was doing some early morning research and was thinking to myself. "Is there anything I could be doing in regards to REI". So, to answer your question in short. I don't really have a focus, still trying to figure it out.

I moved to the area three months ago from PA, the process of renting out my house in PA got me hooked on real estate investing, and ever since then I have been studying and learning about real state investing. Below are a few things I have learned:
1. Deal analysis (Single-family and multi-family)
2. How to find a pre-foreclosure from the county list before it goes to auction.
3. House hacking (Currently looking for one to do)
4. As an Engineer, I wrote a Windows application that keeps track of the property information that I have inquired about to follow up later and just because its fun to write an application.
5. Rental property process, screening, background checks, leasing etc.
So while the above is good and fun to do. I really feel like things could be moving fast, and I could be doing something different to get to the next step. Any idea on what steps to focus on at this beginner level stage or what strategy to follow for someone that have the time, ready for challenges, ready to get his hands dirty doing rehabs, and is happy to learn the business, etc?

So glad to come across this post, good to see lots of people are making it work in Raleigh NC area. I moved to this area earlier this year, hoping to find multifamily to house hack. To my surprise, I have not seen one that the number makes sense to go for. This post is encouraging me to keep looking.
Like @Ben Kirchner i analyze properties dealy, started doing it last month, doing a 90 days challenges property analysis.
I am hoping to have a juicy story before the end of this year.

As long as the wall or surface is not dirty or moldy I never cared about painting, I did not even notice it. But, i have a tenant request to paint a small portion of the wall just because it did not match the rest of the house paint. So we are talking about a wall leading to the restroom. I did not even notice it. To some people especially the ladies, painting makes a big difference. So in my case i insisted i was not going to paint it but my wife saw the same thing the tenant saw and long story short we ended up painting it. LOL

I like this post, i see myself looking for the same thing in the Raleigh NC area too. @Cesar Rivera if i find something i will point you to that direction too.
Right now, I help an out off state investor by finding leads from the pre-foreclosure notice, making cold calls, making an offer to the homeowner, then when its closing time i come in with the investor with his cash to close.

@Alejandro Romero This is pretty smart. One of my concern is how are the rooms separated relative to the other tenants. Most, houses I have been in share a common living room/kitchen etc and it’s hard to not notice other individual leaving in the house. Maybe, you can convert the single family house in a way to give individual tenant their privacy.

I use truepeoplesearch, mostly because it's free. However, it lists the person that lived in the property (eg. tenant). Curious does whitepages list the property owner?
