Hello everyone,
Hope you are well.
In Denver for ETHDenver conference and staying an extra week, until Sunday, March 12. Would love to meet fellow investors in the area and get to know Colorado!
I am living in Montreal, but build in SATX. Also have worked in new construction in Vancouver, Canada, Melbourne, Australia and London, UK.
Look forward to connecting.
Best,
Alice

Thank you @Alex Bekeza and @Robin Simon. We have already done DSCR for our previous projects. Wanted to see if there's any new strategies that's out as well.

@Alice Huang Are you a US Citizen, VISA Holder, or true Foreign Investor? Non US Citizens will often have lower maximum LTVs and slightly higher rates.
Thanks Alex. I am just Canadian. My business partner is American. We are 50/50. The properties all have their own LLC, reg in Tx.

@Alice Huang What type of property? What are your goals? Need more information.
Thanks Chad.
We have a new construction duplex completing any day now. It'll be under an LLC.
Next up with be a 4 unit (2 x duplexes). Also under LLC.
Goal is to keep them all for passive income and long term investing.

Hello community,
Hope you are well and hello from Montreal.
Would love to hear about your experience with the current commercial rates. What is the % in the US?
What is the best approach now the rates are higher? Any recommendation would be appreciated.
Thank you and let's talk strategies!

Hello community!
Just got to PA this Wednesday for Thanksgiving with a good friend of mine. Would love to meet some fellow real estate investors in PA!
I grew up in Vancouver, Canada, but worked in real estate in Melbourne, Australia and London, UK. Currently buying land in SATX and building new constructions.
Not often here so find me on LinkedIn: linkedin.com/in/hecila
Cheers,
Alice

Hello Austin,
I lived in Mexico City in 2019.
From my experience, I would never, ever, live in a developing country again. Almost every single person I trusted screwed me over, including my landlord who is an attorney, my actual attorney, my neighbours downstairs called her friend to rob me (we saw the footage after knocking 20 doors as every apartment building has security cameras and no one would help).........
I highly recommend you rent a place and try to Airbnb out to see if it's even worth the cashflow/trouble.
From personal experience, I would never touch anything in a developing country again.

Completed our first, and last, BRRRR in SATX around mid 2021. We've pivoted to buying land and building new instead as the cost of building new isn't too different from rehabbing for our location and current time.
