Post: Help on vinyl plank or refinishing hard wood floors

Hello @Karl Dela Cruz

Is the property in Winnipeg?!  Hello from Montreal!

My business partner and I are refinishing our original hardwood floors in San Antonio, Texas. It is also a BRRRR. The appraiser has indicated the house will appraise around $15k more that we are refinishing the floors and keeping som other original features such as the shiplap and fireplace.

Hope that helps.

Best,

Alice

Post: Insight in converting SFM (R-4) to MF

Hello everyone,

Would love some insight to converting SFM to MF, especially in Texas.

Been eyeing some SFM properties that would be better as a knockdown and rebuilt.  Since we are rebuilding, then perhaps it makes more sense to do a small MF (duplex) on the property.

Would love to learn more about the zoning, getting permits and etc.

Have you done this before?  Would you recommend it?  Any insights would be appreciated.

Thank you.

Best,

Alice

@Brady Salcido

I don’t invest in Austin or DFW but use to live there. Hope you’ll get the time to check out Barton Springs while you’re in Austin. Bring your swimming shorts.

@Yonah Weiss

BBA and specialised in marketing and sales. Business law, marketing, sales and accounting have helped my real estate career.

Also real estate license from BC, Canada, Victoria, Australia and Taiwan. These also help a little bit.

What really helps is having common sense, can-do attitude and strong curiosity.

@Tim O'Keefe

Hi Tim, okay get your needs better now. In your case, I’d recommend just a refinancing.

Don’t forget, if it was easy, everyone would be doing it and everyone would be living off passive income ;)

@Antonio Franco

Hello Antonio,

Curious to hear why the prices won’t be as accurate?
