Yes yes and yes!

We often have wholesalers bringing "deals" that's over market asking, quoting extremely unrealistic rehab costs, providing properties we've seen on MLS at over list price.....

If you want serious buyers, ensure the properties are in fact good deals.

What's the ARV? What is the offer price?

8k over asking really doesn’t mean much.

For example, the market value for the home could be $300k and the seller listed it at $150k as it needs work. You offered $158k and it’ll cost you $100k to bring it up to market value of $300k.
