Was living in Austin before the pandemic as well and look forward to going back.

Agree with that you need to get yourself a good CPA.  I will send you the details of my personal and business CPA now.  Bill is based in Austin too and he's been in the industry for over 50 years.  His kids are also real estate investors/developers.

My business partner and I currently invest in SA and will most likely expand to Austin mid to late 2021. Let me know if we can help in any way.

Hey Li, 

Welcome to BP! Are you familiar with the BRRRR strategy? Would BRRRR be a possibility for you locally in SD?

In terms of OOS, it also really depends on how comfortable with the idea of OOS.  Currently, I am residing in Montreal and invest in San Antonio, Texas. Was living in Austin prior to Covid.  My business partner and I will most likely continue to invest in Texas even if we don't reside in Texas in the future.  We strongly believe in the future of Texas.

Hey Chris, 

I lived in Mexico City last year and all my friends are saying that Covid has hit hard and local economy in these tourist areas have tanked, and crime rate skyrocketed....please do your search on the local economy is still doing ok before investing.

Hi William, 

Have you read the BRRRR book (https://www.biggerpockets.com/...) or listened to the BRRRR intro podcast (https://www.biggerpockets.com/...)

Buy: buy a distressed property, ideally including the cost or Rehab, under 75% of ARV most likely you will NOT be able to get a mortgage

Rehab: rehab the property to the standard where you can achieve maximum ARV and rent for the area. Keep the rehab cost and buy cost to under 75% of ARV

Rent: your rent income should cover your mortgage, taxes, insurance, vacancy, property management, capex and etc

Refi: getting 75% of the ARV back from refinancing. Hopefully this will cover all of your buy and rehab costs.

Repeat: do it again!

Hey everyone!

Hope y'all doing well.

Business partner and I are keen on a lot to build a new build. We can afford 5% down and OF the balance with ballon payment in June. Seller wants 20% down. We are using HML for ballon in June when we foresee that's when construction starts.

From your experience, what would you suggest we do to close the gap?

Hello BP family!

Happy Thanksgiving everyone!

A colleague of mine is based in Valencia, Spain, with his family.  They want to relocate back to the US but want to sell their family home in Valencia first.

I am unfamiliar with the market in Valencia, but want to see what I can do to help as it's the only thing tieing them to Spain now.

Does anyone have experience with:

  • Long term rentals
  • Wholesale
  • International investment in Valencia

Hello Alejandro!

I agree with Nathan here that you should already be speaking to banks (perhaps your local community banks) to arrange refinance already. 

Certainly find out first what your local banks' criteria are and start preparing for refi, but sounds like are are well on your way there as most banks would refi a good candidate like you!
