Hello fellow Canadians,

Hope y’all keeping safe.

Wanted to introduce myself here on our beloved BP after hearing today’s BP RE podcast. Thanks to DG and BT.

Grew up in Vancouver and worked for Concord right before the Global Financial Crisis. My real estate career took off in Australia from 2012-2015, specialising in luxury new developments. Was also lucky enough to live in London, UK in 2016-2017.

Learning about BRRRR in 2020 blew my mind!

First time living in Montreal, because of the pandemic. Was living and investing in Texas.

Would love to meet fellow investors in Montreal!

Thank you for your feedback. We're looking for anything that the numbers will work at. We are not staying away from properties that need extensive rehab, unless the seller is asking 75% of the ARV "as is".

Are you focusing on Austin? That's a hot and very expensive market, no way you're going to be able to cash flow a SFR. Probably wouldn't be able to cash flow a small MFR either. The price-to-rent ration is just too far out of whack.

What are the numbers on a typical deal you're considering? As a rule of thumb, I've found that SFRs don't cash flow well (if at all) once the ARV gets above ~$130k or so. This is especially true in a place like TX with relatively high property taxes.

Thank you for the insight and I absolutely agree that the "deals" we have been analysing are not deals at all!  We have been very stringent in terms of our criteria as well.  Don't want to be stuck with lemons.

We are looking in San Antonio and ARV around the $150k mark. You are right about the property taxes as they instantly wipe out cash flow. Our long term strategy is to grow the portfolio, so guess location won't matter as much in the long term. Ideally, for the first 5 - 10, we'd like to keep them close and my business partner is based in SA, hence we are looking there. Am actually back in Canada for the pandemic.

What markets have you been investing in?

Hello fellow BPer!

Hope y’all keeping well during this interesting times.

Been looking for properties in Texas with my business partner, another BP member, and we are struggling with our cashflow due to the high interest rates.

Would love some insight and guidance!

Situation and our plan:

- am Canadian so been very difficult to get funding as a Canadian, so properties will be funded under my partner's personal name and then transfer to our LLC

- we will be BRRRR SFH and most properties do not cashflow well at 5.25-5.50% investor rate

Would love to know what your investor rates are and if we could do better, and how to do better with our rates.

Really want to get into the market soon.
