Hello Darshil,

As someone who specialised in new constructions (although 100% luxury apartments), hindsight, they are not the best investments because you’re pay top dollar for the shiniest, newest and flashiest toy at a premium.

Other properties in the area welcome new construction as it brings up their property value.

Another rule is that you never want to be the nicest house in the average neighbourhood.

Like many said, I would pass on this as well.

Hello Logan, I would get a few estimates, submit your offer with the reasons (and attach the estimates) why your offer is at that price. Speak logic and respect to justify your offer by showing the true worth.

Congrats on figuring your life out so early on.

I’d do three things if I were you:

1 - get educated - learn as much as you can. Read all the BP books and listen to the podcasts

2 - be of service - participate in BP forums and help others as much as you can. You’ll learn a lot while helping too

3 - network - start building your network, whether it’s partners, lenders, agents and just meeting more people and getting your purpose out there
