 Thanks for the info. We already submitted a claim within the timeline given. Wondering if anyone has dealt with similar or bad successful outcome. 


 What exactly happened? Was it an external factor like flooding? Or was it a burst pipe or something inside?

Flooding caused by city line clog.

Has anyone filed a damage claim with Detroit Water and Sewerage Department (DWSD) for property damage? I am trying to get first-hand accounts from owner perspectives.

Definitely suggest having that resolved during closing. The tickets show up by address, so not sure how valid the claim is that it follows the owner. Even if that is the case, you likely will have to provide deed and such to the City which will be a headache.

@Michael Smythe Broker did screening. We ensure all the basics were done and reviewed (credit, employment, references). Guess we would have seen the red flag if we required a virtual interview with the adults.

@Nathan Gesner Solid advice. The broker agreement looks standard (I think the template is regulated by a government authority) but I should have asked about some sort of warranty. The property is self managed so no property manager backup plan there. 😢
