@Tomas Satas Cozy! One downside is no voice technical support. Less tech savvy tenants run into issues and ideal to be able to give them a # to call.

The Governor just (5/7/2020, 12pm EST) that moratorium is extended through August, no late fees, and security deposit can be applied to rent and paid back "over time". Curious how NYS landlords are strategizing for next few months.
1. What terms are you offering for security deposit replenishment?
2. How are you handling tenants that are already in default of lease terms for non-payment?
3. What measures are you taking to ensure you get into front of the line Sept 1 for eviction filings? I expect a large influx of filings followed by a backlog
4. Are you using cash for keys or any other methods for tenants with expired leases to prevent delays with holdover filings?

Has anyone had any experience working with an accountant to submit the TC101 to the Tax Commission to dispute the assessed value of a multifamily? I want to appeal the tripling of the assessment for 2020 and thought an accountant's certification on the form TC309 would help my case. Anyone seen similar increases in the Bronx?
