I had a strange experience with this company and wondering if it is isolated. I submitted all documentation for the acquisition line of credit and was told I would have a POF letter next day. Then complete radio silence. Has anyone worked with them and had a better experience? I'm wondering if it's worth the time following up.

The LOC allows repair cost inclusion in LTV calculation. Try Muth Capital or Midwestern Corporate.

How would an acquisition LOC work. A group I am working with is looking to put down the traditional 25-30% for a cash flowing property but, would like to access that equity to help fund a gut rehab job.

I strongly recommend using a broker. Happy to provide a referral to a stellar agent that knows the BX market. Since you will be owner occupied, you want to start training tenants from the beginning. I also recommend using Cozy for management & rent collection. No "Come get the rent check" texts!

You must likely need to serve forms - available on NYC Housing Rent Board's website - detailing term of lease , percent increase, reason for increase etc.

Note they don't cover duplexes and up in NYC. I believe they have partnered with Cozy so good option to push to tenants as they offer competitive renter's insurance.
