Increase because I gather you expect damage. I do not increase deposit when in increase rent. Rent fluctuate with market, deposit is minimum amount of anticipatated repairs/damage. The two doesn't have to be the same $$.

Zillow has a great Walk-through form for move in and move out.

Can you work with current owner to make it happen? I've used current owner's lease as proof of income. It is assumed new owner will transfer lease.

Try Alliant or Aspire Credit Union . They cover all closing costs and finance up to 90 LTV.

I think you would in incur a NYC transfer tax based on 'purchase price'.
