@Shawn Hurley I'm not sure that we really want to do this flip.  It will take too much time and all of our resources when we can easily pass it on and buy and flip houses that wont take that much effort and finances to do.

I really think that building needs to be pushed over, frankly!

@Michael Hajduk, Anatasia and I lucked up on another quadplex that you may be interested in. We looked at it today and it's more rehab than we can handle. They are asking 65k but I offered 15k cash and she stated that with POF they would probably accept.

If you are interested, you can pm me or Anastasia and we can give you the specifics and our finders' fee.

It could be a great investment for the larger investor.  We are still small trying to close our first deal.

@Anastasia Jordan lets look at some properties before this weekend is out. I don't really care if a 3rd or 4th person comes aboard. We both live here and these are our neighborhoods. We can find investors once we target where we'll start.

I will commit to one.  I think this community needs rehabbing.  The westend area does also so i wish this would go alittle wider and two groups start.  We can help get Birmingham the facelift it needs.

Hello @Reginald Truss. I have 2 and a possible 3 contract that are less than $50k. I'm having a hard time finding funding for them. Purchase and rehab. I have one that more than that but the down payment is my problem. 

I'm just starting out and from the bottom.

I'm seeking a 65/35% Financial partner for deals I have on the table. I'm getting deals but need a financial backer for the first couple. I need help and I need someone as soon as possible. I know no one wants to leave contracts on the table.

@Marvin S. so far all of my deals are under $50k.  But I'm getting good deals.  I want to get at least 3 where I can have either owner financing or Wholesale transactions.  Se if they want to expand to Alabama.  It's a great growing market and I want to be in the mix as it grows.
