I use a UPS box which allows a real street address. This works out very well for me, it's only 3 blocks from my house and it's not expensive. Had my box there for 3 years.

I agree that using a home address is not the best idea.

Hi Greg,

I have partnered with another investor on single deals two times, once in 2010 and once in 2011 (same investor). We established a new LLC to use on the first one and bought the property in the name of that LLC, then used it again for the second deal. It's easy and inexpensive to do using Legal Zoom and I'm sure there are other similar services you could look into. It was a clean way to do it w/o involving either of our individual LLCs.

You can specify the terms of the LLC in the operating agreement.

I think you're going to have to make your own list John. A lot depends on how your counties of interest store their records and whether you can figure out a way to access them.

Hi John,

In our area the lists are usually posted on the county web sites or in the newspaper when a tax sale is coming up. I would scour your county web site and make a call to the tax department to find out more about when the sale is and whether the info is posted.

This can be some good leads.

Hi David,

In order to differentiate I think it helps to make some kind of offer to the reader - guaranteed offer on your house within 48 hours of calling, free consult, or something else that you feel sure you can deliver.

I also usually put a couple more parameters on my absentee list criteria to make them more targeted (and cheaper) - how long they've owned the house, sq ft size range, bed/bath range, maybe zip code if you're in a big metro area - so you can have a better chance of reaching someone who needs the services you offer.

I have had excellent results from posting to the MeetUp groups in my area. This is also free. Just log in to MeetUp.com and search "real estate investors" in the general area of your deals. Good luck!

As both an investor and a BPO provider for several asset management companies, I agree with Will and Donovan on this one. It is strictly at the discretion of the asset manager handling that particular property, and his company's policies.

I don't know about anyone else, but I've never made an offer on a house that didn't "already have an offer" ahead of me! Imagine that . . . . :-)

Hi Mike,

I'm assuming you have been inside the house. If so, do you know why the seller doesn't want you to show it until you're closed? If you can figure out the problem then you might be able to figure out a workaround. Sounds like he might be living in the house? What about your "inspection" period, is there one in your contract?

Sounds like you need a term or condition to put in the contract that is based on the vacancy date and your satisfactory inspection after it's been vacated.
