Michael - the latter, though in some cases a division of proceeds might be a useful option. Just wondering if anyone has a way to model it that is different than the standard profit spreadsheet. So far it doesn't sound like anyone does.

You nailed it Jerry, and yes depending on the deal the seller would get some money up front and/or some on the back end.

As to what I want - I know Wendy Patton has a spreadsheet specifically for subject-to deals that comes with her course, just wondering if anyone else had something like that.

I want to buy subject-to, hold for about 6 months to rehab, then sell retail and pay off the note. Do not want to hold as rentals or lease-options of any kind.

Thanks all for your thoughtful replies. Let me supply a few more details to my question.

I'm selling an LLC that was created specifically to use to transfer the property from me to the end buyer. It isn't a business and hasn't been used for any other purpose other than to buy the property in this transaction. I created it last week when I got the property under contract, and will sell it next week to the end buyer and collect my wholesale fee.

My question is, what contract is used to sell the LLC that holds the property to the new buyer?

Hi All,

I am wholesaling a property by selling the LLC I created for the property. My question is, what contract do I use to represent this agreement to sell and buy the LLC? A regular assignment contract doesn't seem correct since it represents a real estate transaction rather than a business transaction. Thoughts?
