You could look up the local affiliate of the national REIA club in NC and contact them to see if they can help you locate reputable local investors to work with. I did this with a lead in Richmond, VA once and it worked out well.

In 2013 I am averaging a deal per 1746 mailed pieces. My overall response rate has been .69%, and my rate of converting responses to deals is about 9%.
Michael Quarles, what do you mean by "you should work towards an 8-12 time multiplier?"

Kelly P. - I can give you raw numbers on how many pieces in the mail it takes to get a deal. However, if I'm mailing to the same person 5,6,7 times over the course of a year I'm not going to use the same mailer each and every time. Sometimes it's YL, sometimes postcards, sometimes something else - I've heard about zip letters in this thread and may try those too.
So unless I only use YL for every mailing of a campaign, then do an identical campaign that has the same group and same number of mailings with only postcards, it is very difficult to quantify.

I mystery-call my competitors to see what they're doing, and then improve on it. I also ask my sellers about their experiences with other investors - marketing pieces, phone habits, how they interact with the seller - and try to improve on that, too.

Thanks Jimmy Hong. I wasn't very clear - I was asking about the comparison between ForeclosureRadar and the foreclosure link on the BP marketplace tab that Quarles referenced. I will assume you meant ForeclosureRadar when you said "It's the best." ;-)

I don't know about other markets, but here in DC I would never try to convince a seller they'll make more money, or break even with less hassle, or sell their house faster to me than through a realtor because houses are flying off the shelf in hours at above-asking here.
Instead I find the problem that I can resolve that a realtor typically can't, and emphasize that. Taxes, miserable title situations, probate - I've handled all of those for sellers and realtors usually will not touch them. I emphasize my ability to help in exchange for a sales price that works for me.
