Hi Neil! I love Boston. I actually grew up there before relocating to San Diego.
I agree with Bruce. Although your property does have potential, it may not be worth rehabbing between the size of the bedrooms as well as including an additional bathroom. I also feel that it comes down to your investment goals/current finances.
There are pros and cons to both decisions. Best of luck with what you decide to do!

Hey Allie! Thank you!! Any advice is appreciated. I'm currently studying and trying to understand real estate and how the process works, local Laws, markets ect. I'm also currently trying to improve my credit, pay of debts that can hinder my growth in real estate. My goals would to be to have a few brrrr that I would try to long term rent. Also maybe invest in a small business that operates itself to where I can keep my W2 job until I can set myself up better financially. And eventually maybe try to focus on one house flip annually! I'm really interested in single and multi family homes. Thank you so much for reaching out! Hope your day is awesome!

Quote from @Michael Dumler:
@Ray Dixon, most of my clients and experienced investors have at least $5k set aside for each property as a reserve fund. Despite what anyone else may say, unfortunately, $5k is simply not enough to acquire an investment property. At the end of the day, having adequate capital to purchase deals is a crucial part of this industry. If one system malfunctions, you'll be out of the water. Moving forward, save religiously, build your credit, and limit unnecessary debt. In no time you'll be ready to tackle your first deal. Hope this helps!
I completely agree with Michael. Although 5k is a great start, the Airbnb market is very competitive and you will need more set aside in order to properly acquire an investment property. There are also numerous other factors that contribute to the equation as well, such as the market you're interested in or even unexpected malfunctions that you will need to be prepared for financially. 5k is a great start though. I'd love to connect and offer advice where I can if you're interested.
