@Henri Meli you are ahead of us in the game. I owned SFR for 5 years before buying my first duplex and then I closed a 9-unit MF in Dec' 17. I am working on a 12 unit deal right now but want to get a 40-50 units this year.'

@Kyle Kovats. I am in the same boat as you. I have been evaluating Brad Sumrock, Joe Fairless and Michael Blank. My goal is to learn syndication and acquire at least one MFH with 40+ units in 2018.

Instead of spending money on education which is available for free, I would attend REI meetings, conferences organized by real estate guys radio, Joe Fairless, crowd converge, New Orleans investment conference etc to network and meet like minded individuals. I have also purchased training from Attorneys and CPA focused on real estate. I also learned that Renatus is more like multi level marketing where you are then asked to sell this education to other people to recover your cost. That makes me think it's a scam.

Hello,

I have bought 3 properties cash and I am refinancing one of them right now. I want to move that property to my LLC right after I have taken out cash.

I have been reading and listening about differences between quit claim deed, warranty deed and grant deed. Can someone please explain the pros and cons of each and which one is recommended in this scenario?

I have heard that using quit claim deed can invalidate title insurance. I am not worried @ due on sale clause as that rarely happens if you are current on your payment.

I wouldn't go with Decatur or Ensley area. Both are more of C- to D+ neighborhood. As OOS investors, I won't go below C. I recently acquired a 9-unit property in Grayson Valley which is more of C+ area. I also like Homewood, Center point etc.

I got 5% conventional in Iowa and 5.5% commercial in Alabama.

Hello BP Friends,

     I started investing in real estate in 2011 but became active since last year. I have become mostly full-time Real Estate investor now. I have 3 SFRs in mid-west and acquired a 9-unit in Dec'17 as well as closing on a duplex this month.

I am building relationship with some lenders as well as investors and they are always looking for brief history as well as bio @ my RE experience as well as expertise. How should I go about preparing a portfolio of my experience? Can someone recommend a website or if someone has a template I can leverage?

Thanks Todd Fry for sharing. I had pretty similar experience with Home Invest out of Milwaukee. After that, I felt that 90% of TK providers are same. I will post a review of Home Invest soon.
It crashes on my iPhone X with iOS 11 as well as on my 4 year old iPad.
