When and where.

I am ready to submit my first offer for a fix and flip project and I need help. Can someone help me out. I have an LLC but need to know what documents the closing company and hard money lenders are expecting to see. I have been told I need a business license to a letter of existance. Can someone help me out?

To add on to what Mark said.  The book also talks about how we usually under estumate the effort and resources it takes to accomplish something and that the biggest problem we have in the begining is branding.  No one knows who you are.  Your off to a good start but be patient.  It will take time and you need to do more.  Try the audible book.  I jear it is better.  I loved it.  Changed my life.

I feel your pain. Part of the problem of being MLS only is your paying retail cost. In this area it is hard to work out. I would switch markets or try and get off market properties so you can use creative financing. I look for creative deals in NOVA and look for mls deals in other markets.

Can anyonr recommend a real estate lawyer in the Hampton/Newport News area.
