Thank you for responding. I am looking to get funds from friends and family. I already a relationship with a hard money provider. They still require 20 percent of the deal and they cover the purchase and rehab. Homes in my geo farm have start in the 200s. I am hoping to create some sort of fund for friends and family to invest in so I can start scaling. I personally am rebuilding my life from a divorce and have limited funds.

Thank you for the replies. Just to close the loop. The rental rates in the area do not support subject to. I am going to list the home on mls for the seller.
