I have a motivated seller who has contacted me through one of my lead generation streams. He needs to sell his home but has very little equity in the home. The home could appraise for $290k and the owner owes $265k. Not enough money to make money off of flipping or whole selling. I can't seem to think of a strategy to help this home owner out besides working with a real estate agent to list the home. The home is not in poor condition and the home owner has only owned the home for one year. Any suggestions would be great.

@jade there is a good meet up in reston once a month. The Caza group. Big network. They havs meet ups allover DMV but Reston is main meetup.

i would add one more thing. I went to college in Atlanta Ga. If I was a junior knowing what I know now, I would be studying my enviroment and the needs of the area. I don't kniw where you are ib college but some college markets make great rental markets. There are a few podcast on BP that refer to college rentals. Another option is to study yoir home market. Go with a market you know well first. And do wjat those other guys said.

they are right the numbers dont work but that ARV seems off. Your comps dont make sense to me. Fairfax county is normally higher for single family homes. My guess is your off by 75k-100k but i would need an adress to be sure. With a correct ARV the numbers may work. Another option could be buy and hold and have your parents do seller financing. After a few years then flip. Not sure of the rental market in Burke.
