2001 Toyota Corolla with 211,000 miles. She been road hard and put away wet. Its paid for and I also pull my kayaks with a boat trailer…yup used and abused.

I have a Financial Calculator that I carry around with me in my pocketbook, never leave home without it! Once you learn how to use it, you'll feel the same. Oh and I never negotiate without it either.

She didn't accept my offer, and stated she needed 55k cash as she needed 10k to pay off a credit card. She's in a mess. I tool it to another investor friend of mine who offered me 1K for the deal if he can close it. He has wholesale it out for 68k and hopes to close in 10 days. I've been learning a ton off this deal already. If it closes I would have got paid to learn :) and maybe next time do something like this! Great learning experience. I'll update after it closes...or not.

I'm going to a REIA meeting on Feb 3rd (in Tampa) where he will be speeking. I'm sure to plug the course too, but I'm pretty excited to go. I know a lot of others are too. I'lll update here after the 3rd and let you know my thoughts.
