I appreciate both your comments so much!! There are plenty of things in life that are "illegal" that many of us justify doing, "jaywalking" is one that readily comes to mind. And it is ridiculous to put bandit signs in the same arena as dealing drugs. Our intention is to post in several different cities throughout the Denver metro area and in areas of active sign policing, we will just stop posting. And I also totally agree, that sometimes people just want to complain/criticize and don't actually have an active business themselves. I am well on my way to having a thriving investment business all while maintaining my integrity.

@Stephen Masek you should apply that same logic to garage sale signs. Those are everywhere on the weekends and I'm guessing you don't raise a fuss about those... and if anyone is in this business just to make money for themselves and not to help people, it's gonna be a long exhausting journey since much of it has to do with helping people.

Ok, now I'm freaked out. I was just about to post my ad on Craigslist to hire a sign poster for our bandit signs (already ordered) and I thought I would look up the sign ordinances in our area to double check what the fines, etc. might be. One of the cities mentions imprisonment. Have any of you seen the same in an ordinance, have you ever been threatened with jail time, how did you handle this issue??

I just read Brandon Turner's new blog about a recent house flip. I have yet to flip my 1st house, but I'm sure I have a million "flipping" mistakes ahead of me. I just uploaded a form that I use that I think would be helpful to some of you fix and flippers to get a clear idea of what you are going to do before you purchase the house. Its a Scope of Work form (called Contractor Scope of Work in the FilePlace) that I fill out every time we are under contract (6 times so far, still no house. We'll get there!) and give to my contractor before he looks at the house. (Just put a bold "X" in the boxes of what you intend to fix with a bold square around it.) It ensures that we are on the same page, that I will stick to my original plans and if you have more than 1 contractor bid on your house that all the contractors are also on the same page. I used to write this out for every house, but this spreadsheet shortened the process greatly. Hope it helps!

Hah, good question Jeff S.! Our main reason to move to CO is to be closer to my family (raising 2 small kids with a husband who travels a ton and no parents to help is kinda awful :) ), but our experience after trying to find a house on the MLS in April and May in the Denver area is that buyers are not as competitive, houses are moving more slowly and things are not nearly as crazy. I don't know how or if that will translate to a marketing campaign focused on motivated sellers, but we'll see!! What is your story??
