There's no way that you are going to get a license to carry in NYC first of all. And second, maybe you shouldn't be leasing to Class C tenants if you're afraid of being killed...

Definitely a really bad deal. The rent is way too low for the listing price of the house. That's about double what I would pay.

Save your money up and do tons of research in the meantime. House hacking is something that you should look into as you can basically live for free. 

You pay if something malfunctions that isn't the fault of the tenant. If they break something than they pay.

Just wait it out. Don't go too crazy over it. You don't want to bug the seller. Give them some time to stew over the offer, and either accept or send you a counteroffer. Once you reach an agreed price, send an official offer over via email. 

Not sure. This would be a better question for a lawyer in your area. If I had to guess, as soon as the government found out, they would find a way to take it and make you pay them to get it.
