Hi Samuel, welcome to the community! Your background in multifamily properties, short-term rentals, and your recent transition into a licensed agent role are impressive. I appreciate your proactive approach to connecting with fellow investors.

To answer your questions:

• Introducing Yourself: I recommend crafting a brief yet detailed introduction that highlights your unique experience and the markets you serve. Sharing a recent success or lesson learned can spark immediate interest and provide value.

• Building Relationships and Generating Leads: Active engagement—through thoughtful comments, sharing actionable insights, and starting targeted conversations—has been key for me. I've found that consistency and authenticity not only build long-term relationships but also open doors for lead generation. In fact, I help professionals generate leads and streamline operations by assisting with VA hiring, ensuring that time is spent on high-impact activities.

• Key Piece of Advice: One thing I wish I’d known sooner is that networking here is about cultivating long-term relationships rather than just quick wins. Every interaction is an opportunity to learn, share, and grow your network organically.

Looking forward to your contributions and learning from your experiences in both investing and the agency space. Welcome aboard and happy networking!

Post: Opinion on BRE Leads

I haven’t used BRE Leads, but I’m curious about how their AI-generated leads compare to other lead-gen platforms. Do they provide exclusive leads, or are they shared among multiple investors? Also, how effective is their CRM—does it integrate well with other tools, and does it offer automation for follow-ups?

If anyone has experience with their lead quality, conversion rates, or overall value, I’d love to hear your insights.

came across FuelPoint recently, but I haven’t used it myself. Could you share more details about what stood out to you in the demo? Was there anything specific about their lead sourcing, pricing, or platform features that seemed different from other lead-gen services?

It does seem like more of these companies are emerging—I’m curious to hear from anyone who has firsthand experience with their quality and results.

Quote from @Todd Anderson:

@Matt Powers,

I would agree with some of the others, Househacking is a great way to start.

I have worked with a number of investors who have found a new construction duplex or quad in a great market and moved.  They plan on staying in the property of a year and when they are ready to move they will have a cash flowing property to help.

@Amanda Smith has some good thoughts on areas.  find a market that is growing in population and jobs.

Best of luck.

Great point! House hacking can be an excellent way to get started, especially for those looking to build equity while keeping living expenses low. Investing in a new construction duplex or quad in a high-growth market is a smart approach—both for immediate cost savings and long-term cash flow.

I also agree that focusing on markets with strong job growth and population increases is key. Areas with expanding industries, infrastructure projects, and business-friendly policies tend to offer the best long-term ROI.

Curious to hear—have you or your investors had particular success in any specific markets with this strategy?

Hi  @Robert Whitelaw . I looked into your account,  and it is just as I suspected. Our site is RIDICULOUSLY sensitive to spam. No, you weren't spamming, but the system doesn't actually read the messages, it just reviews them. Copying and pasting the same message will make my site made at you, and it will ban you automatically.

I've lifted the ban, you are free to continue to send messages. Personalizing your message to the individual recipient is the best way to avoid this.

Dear Mindy,
kindly i need the ban to be waived also please,
i had no idea about the copy/paste detection,
so kindly if you can to waive this ban and i’ll stick to the rules.
thanks in advance for your kindly support.

Great question! Choosing the right market can make a huge difference in your success as a real estate investor.

Since you’re considering both short-term rentals (STRs) and long-term rentals (LTRs), here are a few things to keep in mind:

✅ For Short-Term Rentals (Airbnb): Look for markets with strong tourism, business travel demand, and favorable regulations. Some popular STR markets include:

• Gatlinburg, TN – Strong vacation rental market near the Smoky Mountains.

• Orlando, FL – Year-round tourism with high Airbnb occupancy rates.

• Scottsdale, AZ – Popular for both vacationers and business travelers.

✅ For Long-Term Rentals: Focus on cities with job growth, population increase, and strong rental demand. Some great LTR markets include:

• Charlotte, NC & Raleigh, NC – Growing economies with strong rental demand.

• Tampa & Jacksonville, FL – Affordable with steady appreciation.

• Dallas & San Antonio, TX – High job growth and landlord-friendly laws.

📌 Key factors to research before relocating:

• Regulations – Some cities have strict STR laws, so check local policies.

• Affordability vs. ROI – Find a market with a balance between entry cost and cash flow.

• Economic Stability – Look for areas with job diversity and population growth.

Would love to hear more about which markets you’re leaning toward! Best of luck in your real estate journey!
