My local county auditor has a tax delinquent list.  I use that and my driving for dollars list.

Easiest way will be to have two separate Contracts. One for the purchase of the property and the second will be lease agreement.

 You can automate your letter writing to be done on a computer using a handwritten font.  Search YouTube for yellow letter mail merge.   I have personally written less than 5 letters and then decided there has to be a better way if I want to scale up.  Also driving for dollars is a great way to generate leads.  You may also want to consider contacting your local county auditor for a tax delinquent list(these are a gold mine) and a lot cheaper than buying a list online.  These tax delinquent lists are almost always free.  There is no website that I know of.  Property tax in my area starts around $500 a year and up.  So when I get a delinquent tax list I only mail to people that are delinquent greater than $2000.  This rules allows me to cover people that are delinquent greater than 2 years. Hope that helps.

I would say that the owners need to be delinquent at least two years before you  mail to them.

 Sometimes that is true.  I would send them a letter to see if they are interested.  If you can do some more digging and find a phone number that will be better.

I usually just sign a joint venture agreement but I like @Jasmine Norris idea of being included on the original contract.  I have not been screwed over on any joint ventures but you never know how people may act when there is money involved.

So if it has not made it to the auction it can be wholesaled.  I would caution against this if you are not a principal buyer and are only looking to assign a contract.  The last thing the homeowner needs is a contract to fall through right before the auction.

 Usually the county auditor website should have the contact information for the owners or owners representative.  I will start there.
