What particular market or markets are you referring to?

still heartbroken about my CAVS I hope the bulls beat the heat... But I think the MAVS are going all the way... Like OKC But they are too young!

Hi Brian, Yes there are plenty of opportunities here for rentals. Being out of state you probably want to stay away from the city of Cleveland ( I know that sounds a bit contradictory) You want to focus on METRO Cleveland in the suburbs that border Cleveland. On the east or southeast the cities that have good potential are University Heights, Cleveland heights, Shaker heights, South Euclid, Mayfield... ON the west to south west... Lakewood, Parma, Brooklyn... These areas all have some good deals to pick from.... Just be aware that some of these cities have pretty strict Point of Sale inspections which may increase rehab costs...

Areas to stay away from East Cleveland, Garfield, Maple hts...Much of the city of Cleveland, there are good areas of Cleveland to invest in But If you don't know the city very well Id say stick to the burbs!

I offered $17,5K and he took it and ran as fast as he could.

I hear stories like this pretty frequently now....

There is definitely money to be made here but as with ANY investment you have to know your numbers; rather fully understand the full spectrum of adversities that will appear investing in this market...

On another note I am thinking of posting my new investing progress and such, Where should I post this progress... Last week was my first week of laying the ground work and I want to share this but not quite sure how to...

Hello....

This is certainly a state specific law as was previously stated.
Here in ohio we have a Concealed carry law in effect and my instructor told us that we couldnt use deadly force to protect property. We could only use deadly force if we fear seriously bodily harm or death. However Last September a law passed stating that you can use deadly force to protect property as well now. Just like Texas... I remember when this law first passed in ohio someone who opposed it played 911 a call from a guy in Texas who shot two thieves as they ran from his neighbors house with stolen goods... He was on the phone with 911 described the situation and said that we was going to "take em out" then you heard the shots in the background...

You just have to be a bit more careful in CA since there are no Concealed Carry Laws there. In any case it seem as though you are prepared so GOD WILLING you'll never have to deal with that crap!

HELLO!!! To the BP community!!!...

I am pleased to be amongst many like minded individuals and have found this site to be very informative in all areas of REI.

A little about myself; I currently own and operate a Property preservation/management company serving many REO Properties across north eastern Ohio. I started this company in 2008 just after the RE Bubble to supplement my income between Real Estate deals and I became so wrapped up operating this company that I slowly lost focus on real estate investing... So I am committed to get back on track and getting some deals done and focus on growing my REI business where my heart is...

I started investing in RE at 19yrs old approx(2005-06) and have completed two rehab and flip deals along with a partner. I also have bought and rented one property as well. So I am still pretty much a newbie to REI...

Without any "mentors or coaches" finding relevant information that dosen't cost thousands has been hard since deciding to return to REI...

Thanks to Bigger Pockets I now have access to information that no one in my current network knows or cares to share without wanting anything in return. So I want to express my eternal Gratitude to the founder of this site Joshua Dorkin for creating a platform in which individuals like myself can gain access to valuable information and other professionals...

Im a sucker for education and information so I have signed up for a lot of mailing lists and im bombarded with emails I get at least 20-25 emails a day from guru's, Montelongo, rich dad, dave lindal, chris chico, dc fawcett, Peter conti... and several more...

Lets not forget the webinar invitations that I get weekly promising some good "free information" which always ends with some thousand dollar program that promises riches in months...
