@Jordan Sand the property is in the Cleveland area. I am assuming they partner up with third party agents?

Take a look at this home I found on Realtor.com
20829 Miller Ave, Euclid
$209,900 · 6beds · 2baths

@Jordan Sand my main concern is the leasing agent. How was your experience?

Quote from @Ezra Henderson:

Completely depends on the size of the unit as well as the brand you go with, but I think $2,000 is too low and $6,000 too high. I’ve replaced two recently in the area for around $3,000 - $3,500. That was the price I went with after getting multiple quotes

Thank you. I appreciate it.

Hello BPers,

I need some help with a duplex in Euclid. The duplex has a damaged working A/C unit in one of the units. I got an HVAC tech to inspect it but he wasn't good. He said a replacement unit would cost $6,000. The seller claims he fixed the unit and now we are waiting on the paperwork.

Does anyone know how much if the A/C unit needs to be replaced? I used modernized the website and it said $2,000.

Thanks,

Amir

Hello,

I'm in a contract for a duplex in Euclid. My current insurance company (Farmers) is asking for $1200. That seems like a lot.

I'm currently paying $550 for a single-family home.

I did go online and search but most of the companies don't insure rentals and I was denied.

Does anyone know of insurance companies that will?

Thanks,

Amir

Hello BPers,

I am close to closing on a quadplex for $200,000 cash. It's located in the 44102 zip code. Good place to invest? I was riding with a lyft driver this morning and the driver happens to be a retail REA. He felt a downturn is coming and I should hold on to my cash to get a better deal. Any local experts have any insight on this?
