We've been bouncing names for a while and nothing has stuck. Any LLC inspiration out there? Especially if you've used your surname.


And, no, we're not choosing this as the first step in our journey. We closed on our first triplex last month. Hooray!

What paint do you like to use? We’re looking at primer+paint for rentals in the $500-800 range. We rehab ourselves right now.

What property management software would you recommend for a small investor? We have 3 units, but would like the ability to scale to more. I like the idea of having everything all in 1 place, but don't want to break the budget with fees.

Not really a question, but my husband and I just put our first offer in on a duplex! It’s a smart offer (thank you, calculators) that probably won’t be accepted on the first go around. But, we’ve taken our first jump into becoming full-fledged real estate investors. Here goes nothing!

We’re seriously looking into our first rental property (hoping to put in an offer next week once we have financing together). It’s a duplex with rents under market value. How do we go about raising rents to market? Do we have to wait until the end of the lease? Can we entice the tenant by making improvements? Any other suggestions? They seem like good tenants so I’d like to avoid them moving out especially with the slower winter months coming.

I’d go for it! When reading your post, I was thinking about seller financing and was happy you mentioned it near the end! Just make sure you have you numbers worked out. Ask yourself what a standard rental rate in your area is: is the other tenant’s rent at market? Just because it’s a house hack, doesn’t mean you shouldn’t really look into the deal. Make sure the numbers work. Don’t just get property hungry. Especially since you plan to move out and use FHA later. Make sure the numbers work when 2 tenants are in the house as well. Hope it works for you!
