One other key difference is how they target mail. For example, Seth (ReTipster) uses postcards. We LOVE Seth, but we (and many others) have found that you just don't get the same response rates there at all. With Mark (Land Geek) he only targets back tax properties. That removes SO many potential purchases/sales. 

As you're researching, I would also pay attention to different pricing levels. They have different levels and upsells like you have to join to $10k and $45k group (yes, that much) in order to get the "full story" that you don't find out about until you've already bought into the program.

@Earnest Dismukes I would recommend you have someone you trust physically check it out or get an inspection prior to purchasing.

@David Czech I would definitely reach out to the county! Asking them what is needed to build on the lot, what can be built on it, and always check DOM. :) Land is my thing and I would love to help you!

@Megan Brooks, We normally did not offer to do that unless it was a week or two prior to the move in. Some people would request to do it sooner. In those cases, we would advise them the current residents may decide to stay and we may have to cancel this.

@Megan Brooks, Of course! We would have people who wanted to move into an apartment prior to it being a vacant sign the lease for the expected ready date and give us a check for the move-in funds dated for the move-in date. Those would be saved in our locked filing cabinet until move-in day.

@Megan Brooks Hi Megan, I am not sure what the laws are on the east coast but I have had a couple of renters who have said they are moving by a specific time and cancel even though their apartment was pre-leased. In those instances, we had to cancel the pre leases.  Most, of the time people did move out on the intended date. My best advice is to constantly check in on them. I hope that helps.
