It can be difficult to make a large financial investment in your education in the midst of a recession but I think this could be a wise move. I want to understand and utilize this strategy (from home).

Nice to see another Cali resident in this thread!

Ditto Daniel! I did take my time and leaned heavily on my mentors while learning and starting out. Let me know if you need any help!

@Daniel Whitmore I totally understand your concern. I am also in the land business and I am currently closing on 2 properties one for purchase where the price dropped 15k and a sale at our asking price. :) Please feel free to message me if you have any questions. :)

@Josh Richter can you view their leases? If your future tenants are MTM or the end of their lease that may cause some worry. If they are on a yr lease and the contracts don't end in the next few months, I personally would feel better.

Hi Addiel, if your looking for a title company then yes they did the right thing transfering you. Title and escrow companies are not the nicest or most helpful. You just gotta be straight with them and set the standard.

I am planning on calling up some title companies soon. I want to make sure I have a good escrow officer that knows what they are doing. What are some good questions I should ask them?

How fast can they close?
do they know how to do simultaneous closings, double escrows, assignments, etc.?
how long have they been doing this?
title process?

Any other would be very helpful

Thanks!

I think your problem is you're asking them questions. When I open escrow I ask for them to close ASAP and request the deadline to be  7 days after my first email with them. I had to go through a lot of bad ones before I found a good one. You kinda have to do your own research prior to asking them.

@Sam Leon So you'll have to make two calls and see if they are both planning on moving out. Also, why don't you post your property prior to the move-out?  It helps to remove assumptions and unnecessary stress.
