@Lee S. That is a great question I believe you can record the deed if it's under contract I would just confirm with the county recorders office. 

Hi @Sadashiva (Sada) Yelluru,  I haven't done any deeds in Colorado but normally I use Special Warranty Deeds also most states require additional documentation along with the deed. I believe Colorado requires four additional documents.

@Leah YP Jackson, I have known some people who had good luck with buying tax deed properties and selling them on eBay. You do need to be careful to not overpay for a property.
