@Carter Anderson You can direct them to call you. I haven't been doing this long but when I send out letters I get a lot of calls back most of them are super mad at me like you I prefer the phone conversation so I turn the calls around most of the time. It's the only loophole I found.

You can get data nowadays without going to the county. I use TitlePro247 all the time to look up information on properties they usually have a different address for the owners listed as well. 

There is no surefire way to buy a property. The owners always have a chance to back out or come back later.

I use Realtor.com and look at quick comps. Then I use Smart Pricing Services to get detials.

@Bastian Kneuse, when I was in apartments there were no troubles finding someone willing to commit to a long term lease. Shorter terms were more difficult to find since most people do not want to move out after a few months.  You can always create a 14-month lease that will take you into spring.  In my few years of experience renewals in the winter were always at its highest.
