@Keri Browne welcome to BP! Beltsville is one of my target areas. I'm looking for additional Holds as well but I'm also interested in starting to flip. @Anita Bloom I may be interested in partnering. PM me if interested. Keri you too. I've come across some potential deals that I haven't been able to move on because I'm shopping for a new primary right now. It would be great to be able to partner or exchange prospects for the area.

$70K+ could buy 2,3,4, creatively 5 cash flowing properties. You already have some legal knowledge that will help you in your deals and dealings with your RE attorney. I would still say, study specific (real estate, landlord/tenant issues, liens, etc.) and get on with your financial life. You'll be just fine.

Sounds to me like you have the brains and the drive to be financially successful. You can always study specific parts of law that will help advance your financial investing on your own. Save the debt and take the plunge if you know in your gut that that is where you plan to end up anyway. Good luck either way.

Intense screening is first and foremost I totally agree. I just wanted to explore options to try to avoid some of the horror stories. One option that I heard about in one of the podcasts was to make a detailed form of a lot of possible fixes/replacements and a dollar amount next to it. Give that to the tenant upfront so they would know exactly how much something is going cost them should you have to fix/replace it when they move out. Anyone heard of any legal loop holes with this? Sounds like a good option.

Joe, you are off to an awesome start! Congratulations! How is the second deal coming and how were you able to get it before it hit the MLS?
