Since I kind of just jumped into investing/rehabbing/managing without any formulas , I would say just reading the post have helped me tighten up my lease/rental documents and the responses from the seasoned landlords like @Bill Gulley

I typically send out the my lease renewal addendum 30- 60 days prior to the lease end date and follow up within 30 days so that my tenant and myself have the ample notice.
I also document on the lease renewal addendum a few options
1- not to renew and move out by lease end date
2- renew with no rent increase
3- renew with rent increase
4- month to month with/without increase and 30 days notice

My lease states that I pay for pest control within the first 30 days of tenancy, after that the tenant is responsible.

For me it depends on the crime committed and the time that has passed. As a woman owner who manages my own properties, I will never rent to anyone who has committed a crime against a women or children for my own safety.

Outside of a roach infestation, where we had to fumigate for 4 days in a row, plus have pest control come out for 3 visits. I have had a bird create a nest in the garage, which was a bird in a protected class so authorities couldn't remove it . Tenant couldn't use the garage because the bird was very protective of the nest and would try to attack anyone that came into the garage.
Racoons who would climb up into the roof to nest, we had to wait until the babies were actually old enough to venture out of the roof and close the hole the raccoons created.

I change the locks right after previous tenant moves out or at the time of the eviction as instructed by the Sherriff in my area.
1 - completed & signed rental application
2 - all supporting documents have been submitted by the prospective tenant - copies of the following-photo id, proof of income, social security cards for anyone over 18 who will be occupying the property
3 - Deposit received - at least security deposit with default notice
The documents I have prepared upon move in
- balance of funds required to get keys and sign the lease
- rental package revised and completed for prospective tenant & myself to review together & sign which included lease, deposit receipt, tenant behavioral policy, move out instructions, notice to all tenants -that is a form I created which advises the tenants on grass cutting , possible liens/notices/fines from the city, what not to flush or put into the sinks (feminine products, cooking oil -used or unused), pet addendum if applicable

Some people prefer to "stage " the home in the higher priced rental/sale market where as some people prefer to show the property vacant.
It really depends on the market /area in which the property or you are catering to.
Personally I don't stage anything, I prefer to show the property vacant so that prospective tenant can visualize the spacing and how their furniture can fit the space.

I don't get involved in my tenants personal issues unless it's some type of domestic violence & order of protections/police reports are filed. In my state the victim has to be protected and I have to get involved and give the "alleged abuser" proper notice.
If your tenant changed the locks on the other party that may be in violation of the terms of you lease, which at that point will have to be notified in writing about the violation and the proper amount of time to rectify the situation.
