Hello Bronx enthusiasts.  Is anyone still holding in the Bronx?  Curious to hear your thoughts on the long term projection of the Bx.  I moved to Mott Haven a few years back, and the development in the area is insane.  What area's have you invested in?

@Thomas Sloane I have been selling real estate in NYC for 8 years.  The acceptable cap rate depends on the neighborhood, but the investors I have dealt with want 6.5%+

@Salomon Romero I'd be happy to jump on a call and discuss the current market in NYC.  I have been a broker in the city for 8 years, and have sold $40M in the four major boroughs.  Just message me if you want to chat.

I am an investor with 3 properties under my belt in the NYC area, looking for my next purchase.  My previous purchases have been a condo and two 2-family townhouses.  My budget is $750K and the property should have potential for value add.  Any areas or properties I should look at?  Many thanks!

@Cristiano Bell have you explored the Bronx at all?  I was a city planner here, before going into real estate brokerage/ investing 8 years ago.  Over the last 4 years, MF assets in most Southern Bronx neighborhoods have increased 10+ year on year, and they are still significantly cheaper than Harlem assets.  I'd be happy to tell you more about what is happening in the South Bronx.  Just shoot me a message.

I'm an investor/ real estate broker in the Upper Manhattan/ Bronx market.  Does anyone else invest in the Bronx?  If so, I'd love to network and hear your experiences and where you think our borough is going?  I see major transit improvements, up zoning and overall appreciation of the area, but I'd love to hear your thoughts.
