@Tushar Prasad just covering partial as it was my first deal that I honestly jumped when my numbers were a bit under (pretty newbie mistake) but my numbers are roughly
PITI - 2140
Tenants - 1500 (for two. I could raise rents but both are great)
I pay 640
All in with utilities split 3 ways and I’m out of pocket less than 850 a month which I like being right in midtown next to grey street with all that nightlife and new construction.
My plan is to move out and rent to law students (I went to law school downtown) and rent the master at 1k and the other 2 bedrooms at 800 each for 2600 per month netting about $400 a month. Again not the best numbers but I’m learning a lot about being a landlord and living cheap right now.

Just a question why don’t you bundle your rehab costs in with the hard money lender and then leave the other investors out?
