Hello BP community, a friend and I will be working together as a partnership to invest in buy and hold properties. He will be mainly the money guy since he does not have the time or experience with real estate that I do. I will be the sweat equity partner at least on this first deal. My question is has anyone else started this way and what sort of things would you recommend besides some sort of written partnership agreement? Thank you! *spare me the "you shouldn't go into business with friends" talk as we have a strong friendship and understanding amongst each other

Hey Jeff, I'm no lending expert however I bought my home with my wife shortly after we were married and they were able to use past employment in a similar field to make up for lack of time at my existing job at the time. I don't know much about USDA loans as I am in California and not near USDA areas. but their guidelines should be posted online.

Definitely talk to a lender before doing any leg work looking at homes so you know where you stand. They may also know of grant programs or other such down payment assistance programs.

Thanks for all the great info. Yeah one of my partners works in the insurance industry so he will be well versed in how to protect things in that regard. How do all these people set up LLC's in states they don't live in? I'm not far from family in Nevada but have always been sketchy about it and just pay my $800 a year.

So I will try and make this as short as possible. I live in California in the glorious Bay Area, lovely place to live but not so much for first time investors. So I am looking to invest in two markets outside my own Dallas TX Area and Central Florida. These two areas because I have dear friends who run successful construction businesses in these markets whom I can trust implicitly. My main question is I understanding the purpose of setting up each property in its own LLC and I have owned my LLC here in California for 4 years and pay $800 a year for that privilege (sarcasm). Am I able to set up LLC's in the states I purchase the properties? Or would everything need to be run through California?

Hey everyone This is a bit random hence posting in the off topic section. My wife and I just had our first baby (a boy!) and due to her long commute in California traffic don't believe she will be returning to her corporate HR job. I was curious if anyone is in need of a educated and highly skilled people person to work remotely and help their business? Or perhaps you know of someone who may be looking for such a person. She is an excel wiz, extremely personable, great on the phone and so organized it drives my type B personality crazy haha. I know this was random but figured there is a huge community of great folks here so why not! Thanks everyone, take care.

While not extremely robust or specifically meant for real estate I use Trello.com every single day for my corporate marketing job and love it. Think of it as a giant white board with sticky notes attached. It's free as well so I'd encourage you to jump in and give it a go to see what you think. Hope this helps!

My dad has an 06' Tacoma and has had ZERO issues with it. I would recommend getting the long bed because the normal short bed is not quite as practical. He has a 4x4 TRD sport, quad cab, long bed and we have used it for all kinds of hauling.

Mark Waldrip thanks for following up. The neighbors have actually calmed down a bit but I did take Jennifer L. 'S advice from earlier and start tracking every time they were out late petting in the backyard so that when I send a letter to the landlords I will have detailed specifics.
