@Ron Gallagher $200k wouldn't even buy a mobile home. I live in the far reaches of the SF Bay Area. Literally saw a manufactured home listed for $299k in a mobile home park when my wife and I were looking about 2 months ago. Pretty wild.

Good idea Andrew, plus the Rangers are working on a new stadium and I think they will be re-purposing the old one so definitely some nice reasons to be in the area.

Hey guys, I live in California but my wife is from Dallas. We like to go back and visit a few times a year if we can so I have floated the idea of buying something that we could Airbnb during the times we are not there.

Does anyone own and Airbnb a property in Dallas? What areas might be best? Newer condo near downtown?

This is an interesting discussion. I just went into contract on selling my primary residence today in the far East Bay Area and the market is still red hot (granted it's the Bay Area). We had 50 groups through an open house over the course of a weekend and accepted an offer slightly over asking price.

The main thing is the lack of inventory for us, at times there are single digits worth of homes in entire cities and tons of buyers still looking. I work for a lender (in marketing) and we have folks with huge lists of approved buyers and nothing to buy.

Hello everyone, I am curious where people park their cash while waiting to purchase a property? Regular savings account? I will be selling my primary residence soon and would like to have access to the cash but it may sit a while while I look and my wife and I decide to rent and purchase a rental or two or purchase another primary residence but that's a whole other discussion! haha.

There are a ton of hustlers who scan books with Amazon app or other and ship them into Amazon to be sold for profit. There is a guy out here who goes by Reezy Resells I think (saw some of his social media stuff) and he has a bunch of connected people who would probably take the whole lot for a bulk price.

Hey BP fam, I was wondering if anyone knows anything about the Gunston Manor area of Lorton Virginia? Found out recently that some family owns 4 lots in the area and would love some advice. There are some very large homes in the area so possibly selling all 4 lots to someone would be a nice move or build on them. 

Would love some insight into that market.

@Jay Hinrichs I always love reading your posts and agree with your remarks. I also live on the West Coast and in the Bay Area of all places. I live as far East as you can get from SF and our median home price is pushing 560K, houses are on the market for a week at most typically. My wife and I are planning to move out to the Sacramento area just to escape the pricing here.

Hey Michael, my wife and I are actually working with a realtor who we met randomly at an open house up in Rocklin as we are considering a move from the Bay Area to the Sacramento area. We are looking for a primary residence however she has been super great and as someone who has worked in the real estate industry in some capacity for the past 8 years I am rarely impressed.

Her name is Lori Nelson with Realty One. She has lived in the area for about 30 years and while she may not specialize in investors she may know someone who does.

Hey guys, I currently own my own primary residence and was considering selling (live in California with some nice appreciation) and using the BRRRR strategy for my next primary residence, keep it for a few years and do it again.

Anyone doing this or do this in the past? Would love some input. Also I have a wife and 1 year old son so living in some D-class neighborhood is also out of the question.
